Buying
An agent can take a lot off your plate with expertise, local market knowledge and negotiation experience. They can help you find suitable homes, assess value, negotiate price and support legal aspects. With our “Bieden met Zekerheid” approach you avoid overpaying.
Kosten koper (k.k.) means the buyer pays the transfer costs. These are roughly 6% of the purchase price and include transfer tax (2%), notary fees for the deed, land registry fees and mortgage deed costs where applicable.
The agent’s commission is not part of kosten koper. Each party pays their own agent. If a selling agent is involved, the seller pays that fee; the buyer pays their own purchase agent if they use one.

Selling

You typically need gross monthly income of about three times the rent. You prove this when starting your search with documents such as recent payslips.
Besides rent there may be service charges and utilities, which are for your account. The full breakdown is communicated clearly during the rental application process.
Letting
Prevention is key. We screen candidates thoroughly—far beyond a simple credit check. Thanks to that process we rarely encounter serious issues with tenants.
As an owner you can usually let your home, but you must meet certain conditions. You calculate the maximum rent under the points system, among other rules—our agents can guide you through this.
